Why are the leaves on my southern magnolia browning and falling off?

I live in Burlington County, New Jersey. I fertilized with the large tree fertilizer stakes (Jobes) in March.

Southern Magnolia is at its northern most climate in this arae and is susceptible to winter freezes which causes some leaves to brown out, especially the more tender ones that leafed out later last year.

If they are turning brown throughout the tree get back to us.
